  1. Below is a copy my FTC Complaint on Wells Fargo

In Early July 2014 I received a letter from Wells Fargo Mortgage informing me that my annual escrow review showed that my escrow account was short. Wells Fargo wants me to pay them $540.77 in lump sum and then my monthly payment will increase by $13. Or else my payment will go up by $58, starting August 1, 2014. The actual shortage was $5 when they paid my taxes and insurance. But they want to have two months of estimated escrow in reserve $861.04? On July 8, 2014 I called Wells Fargo and spoke with a lady who asked me what state I lived in, when I told her I lived in Texas. She said it was Texas law that I must have the two months of escrow deposited with my mortgage company, she said it's right there on the review form we sent you. The form doesn't say I must have two months escrow deposited, it says "tow months escrow" is the maximum amount the mortgage company can have in Texas. I then asked her if I could pay my own taxes and insurance? She looked at her screen and said "no because you have a VA loan." She said VA loans required an escrow account be setup and managed by Wells Fargo. After I hung up with her, I checked the VA website and it said that an escrow account "may" be used, it didn't say "must" be setup. I checked my Deed of Trust and it said I could request a waiver from Wells Fargo. That same day I wrote the letter and attached copies of the pages of my Deed of Trust and mailed them to Welles Fargo. Yesterday I received a letter from Wells Fargo telling me they received my letter and that they expect to give me an answer on my waiver by July 28, 2014. So I called at about noon Central Standard Time and they told me Gregory Nichols is handling my request for waiver but that he was "on break" probably lunch. I waited a couple of hours and called his extension and left a voice mail to call me. He didn't return my call on Wednesday, so this morning (Thursday July 24) I called and left another voice mail and asked him to call me today because I don't want to get to August 1st and have my house payment go and then be told I have to wait till the next escrow review a year later. I called this afternoon and spoke with Vick Amaraso and asked to speak with Gregory and he said he was another line. I asked to speak with Karen Lee who is in charge of the section and who signed the letter telling me the waiver would be decided by July 28. Vick acted like I was crazy for asking to speak with Karen, he said "she is not available and she is not going to speak to YOU!" I asked to speak with someone else in authority, but Vick said there was no one else besides Gregory. He did tell me my account was being researched to make a decision on my waiver, I told him I was paid ahead by thousands of dollars. I did tell him it was crazy that Karen and Gregory won't talk to their customers who actually pay their salaries. Attached copies are ; my letter to Wells Fargo requesting a waiver to pay my own taxes and insurance; the relevant pages of my Deed of Trust; the "escrow review" letter; and the last letter from Wells Fargo. Wells Fargo is looking for any excuse to deny my waiver and hold onto my money, along with Billions of dollars of their mortgage customers money, without paying any interest.

This is the third FTC complaint I've filed on Welles Fargo - are the worst bank I have ever dealt with.

  4. They emailed me today saying they want to help customers who are impacted by CA fire this week. I was surprised as my house is located near Loma Prieta fire which started three days ago. They had royally screwed up my mortgage and equity line couple of years ago. My efforts to resolve were thwarted by WFB. They kept changing the assigned officer for resolution. Then I gave up.
So,I sent an email back which off course resulted in auto response rejection. Looks like WFB has launched a PR scam to convince congress that they are contacting and fixing stuff.
